Why This Matters

Guest Reviews Start with Clean Rooms

Housekeeping makes or breaks hotel ratings. A single hair on the bathroom floor can turn a 5-star Google review into a 2-star rant. And in India's hotel market, online reviews directly drive bookings.

The problem isn't that your staff don't know how to clean. They do. The problem is consistency. Without a written checklist, Room 204 gets a perfect turnover while Room 207 has yesterday's towels still on the rack. Different attendants, different standards. That's why hotels increasingly use digital task management tools to enforce uniform processes across shifts.

Then there's the compliance side. Hotels with restaurants must meet FSSAI Schedule 4 requirements for food areas. That means sneeze guards at buffets, specific temperatures for food storage, and documented pest control schedules. Miss these during an FSSAI inspection and you're looking at fines or licence suspension.

Fire safety is another area where hotels get caught. The National Building Code 2016 requires clear exit routes, working smoke detectors, and fire extinguishers on every floor. Housekeeping carts blocking a fire exit? That's a violation. And fire inspectors in metros like Mumbai, Delhi, and Bangalore are conducting surprise checks more frequently than ever.

This checklist covers all of it. 70+ items across 6 sections, tagged by frequency (daily, weekly, monthly). Print copies for each floor supervisor. If your hotel also has a restaurant kitchen, pair this with our Restaurant Kitchen SOP Checklist for complete operational coverage.

Key Stats

Numbers every hotel manager should know.

12-14

Rooms per housekeeping attendant per 8-hour shift in budget and midscale Indian hotels. Luxury properties typically assign 8-10 rooms. Going above 16 rooms leads to rushed cleaning and guest complaints.

30 min

Average time to turn over a checkout room: strip linen, clean bathroom, dust surfaces, restock amenities, and final inspection. Stay-over rooms take 15-20 minutes. Use our free employee cost calculator to work out staffing costs based on these ratios.

3x

Par stock for linen: 3 complete sets per bed. One set on the bed, one in the laundry, one in reserve. Hotels operating below 2.5x par stock face constant linen shortages during peak occupancy.

Common Mistakes

5 Housekeeping Mistakes Indian Hotels Make

01

No written inspection checklist at all

The supervisor "knows what to check" but nothing is documented. Result? Inconsistent room quality across floors and shifts. New staff get no training standard. Guest complaints spike when your best housekeeper takes a day off.

02

Skipping bathroom sanitisation touchpoints

The toilet bowl gets scrubbed, but the flush handle, tap handles, light switch, and door lock don't get disinfected. These are the 8 high-touch surfaces guests interact with constantly. A bathroom can look clean and still be unhygienic.

03

Cleaning chemicals stored in unlocked trolleys

Bleach and acid-based cleaners sitting in an open housekeeping cart in the corridor. That's a guest safety hazard and an inspection failure. Chemicals need a locked, ventilated storage area with MSDS sheets on file for every product. Basic kitchen hygiene rules apply equally to hotel housekeeping areas.

04

No pest control register maintained

Pest control happens "regularly" but there's no written record. FSSAI inspectors ask for the register: dates, areas treated, chemicals used, contractor licence number. No register means non-compliance, even if you're pest-free.

05

Fire exit routes blocked by housekeeping equipment

Linen trolleys, vacuum cleaners, and supply carts parked in front of fire exits or in stairwells. This violates the National Building Code 2016, Part 4. During a fire safety inspection, each blocked exit is a separate violation. And in an actual emergency, blocked exits cost lives.

FAQ

Frequently asked questions.

How many rooms should one housekeeper clean per shift?
Industry standard for budget and midscale hotels in India is 12-14 rooms per attendant in an 8-hour shift. Luxury and 5-star properties assign 8-10 rooms because of higher detailing standards. Going above 16 rooms per shift consistently leads to quality drops and guest complaints. Track your actual room turnaround times to find the right ratio for your property. Our staff shift schedule template can help you plan attendant rosters across floors.
What is the FSSAI requirement for hotel food areas?
Hotels with restaurants or food service must comply with FSSAI Schedule 4 under the Food Safety and Standards (Licensing and Registration) Regulations. Key requirements: sneeze guards at buffet stations, food stored at correct temperatures (refrigerator 2-5 C, freezer below -18 C), FIFO labelling on all items, monthly pest control with approved pesticides, and a documented pest control register. Non-compliance can result in fines or licence suspension.
How often should hotel rooms be deep-cleaned?
Beyond daily cleaning, hotels should follow a rotating deep-clean schedule. Carpets: shampooed monthly. Upholstery and curtains: steam-cleaned quarterly. AC ducts and vents: cleaned every 6 months. Mattresses: flipped monthly, replaced every 5-7 years. Maintain a deep cleaning log with dates and areas covered. This prevents the slow buildup of allergens, odours, and wear that daily cleaning can't address.
What fire safety rules apply to hotel housekeeping?
The National Building Code 2016, Part 4 (Fire and Life Safety) requires hotels to keep emergency exit routes clear at all times, maintain fire extinguishers on every floor with monthly pressure checks and annual servicing, ensure smoke detectors are functional, and display evacuation plans in every room and on every floor. Housekeeping staff should know the nearest fire alarm pull station, extinguisher location, and assembly point. Fire drills should happen every 6 months. Hotels with restaurants should also check the restaurant legal compliance checklist for additional fire and licence requirements.
Can I use this checklist for small hotels and guesthouses?
Yes. The checklist is designed for Indian hotels of all sizes, from 10-room guesthouses to 200+ room properties. Smaller hotels can skip sections that don't apply (elevator cleaning, for example) and focus on room inspection, bathroom standards, and safety. The core principles of consistent cleaning, documented processes, and compliance are the same regardless of property size. If you're managing hospitality operations, consistency beats perfection. Print it, customise it, and hand it to your housekeeping team.
