Nobody notices the facility team on a good day. They notice when the lift traps someone, the AC dies in a client meeting, the washroom runs out of water, or the power cuts and the DG does not start. By then it is already a bad day for everyone.
A corporate office is a machine of machines: power, backup, HVAC, lifts, water, fire systems, security, and housekeeping, all running at once for hundreds of people. Keep them running smoothly and the office simply works. Miss a routine check and the failure shows up in front of employees and clients.
Much of it is also a legal duty, not just good service. An office needs a valid fire NOC and clear, unlocked fire exits under the state fire rules and the National Building Code. Lifts are regulated in many states and need a licence and periodic inspection. A DG set must meet CPCB emission and noise norms. Security guards must come from a PSARA-licensed agency, and the office owes PF, ESI, and POSH duties like any employer.
And most facility work is invisible precisely because it is preventive. A serviced extinguisher, a tested earth pit, a cleaned water tank, a practised fire drill, none of these show a result on the day they are done. They show their value on the one day something goes wrong, which is exactly the day you cannot improvise them.

Exits used for storage or locked "for security" turn a small fire into a disaster. Fire staircases and exits stay clear and unlocked whenever the office is occupied, checked every single day.
An expired fire NOC, lift licence, or DG pollution consent surfaces during an inspection or an incident, when it is too late. It can void insurance and get the premises sealed. Track every renewal date.
Waiting for the lift, AC, or UPS to fail before servicing it means it fails in front of everyone. A Planned Preventive Maintenance calendar fixes things before they break.
Guards from a non-PSARA agency, or contract staff without PF/ESI and wage compliance, are a liability the principal employer shares. Verify the licence, wages, and records.
Uncleaned tanks and understocked washrooms are what employees judge a facility on, and contaminated water is a health risk. Clean and test water on schedule, and service washrooms through the day.
When the routine lives in one facility manager's head, one leave day breaks it: a check is missed, a renewal slips, a vendor is not followed up. A written checklist survives the handover.
